Construction will begin soon so you can move into your new cabin by the July 4^th holiday! This price includes a closed-in cabin shell, allowing you to finish it on your own or ask for an additional quote on finish work. The land is composed of pine and hardwood forest - home to many deer and wildlife – and is located on a town road with power available. A seasonal gravel road begins at the end of the town road where you can ride ATVs. The property borders Klondike State Forest - 875 acres of diverse landscape offering recreational activities such as hunting, fishing, hiking and a multi-purpose trail that can be used for hiking or cross-country skiing. It’s close to several other state forests and is just a short drive to Oneida Lake, the Salmon River and Lake Ontario – perfect (and affordable!) for hunters, snowmobilers or anyone who loves the outdoors.

Taxes are $1,898.32 per year. All the dollar amounts posted for property taxes are estimated annually. The adjusted tax figure is determined by calculating our sale price, and in consultation with a local assessor, multiplied by the current town and county tax rate. Taxes are based on the tax rate multiplied by each $1,000 of assessed value. Please be advised that these estimates are calculated to be accurate but actual amounts may vary and assessments and tax rates are subject to change each year. Payments are $697.52 per month. Payment terms are based on 20% down, 10.25% fixed rate, 15-year term.
